We can produce HIPs and EPCs for all our clients whether corporate or
residential.
We are also able to provide clients with pre-occupational new home
inspection report to ensure your new home has been completed in
accordance with the NHBC technical standards.
Our consultants are fully subscribed members of the Chartered Institute
of Building and offer advice on a range of home improvement and
technical matters.
Energy Performance Certificates
The requirement for an Energy Performance Certificate has been set by a
European Directive which all member states have to implement. The EU
found that a significant proportion of energy was being used by
commercial and residential properties. Small increases to the energy
efficiency in the millions of properties across Europe will result in a
significant overall reduction in energy usage.
When at the property the Mortgage Keys Energy assessor will collect key
information that affects the energy efficiency of a property. For
example, the depth of insulation in the roof will be measured as will
the efficiency of the boiler. All this data is entered into EPC software
which calculates the energy efficiency and produces a result on an easy
to read A-G scale.
The energy report includes energy saving recommendations that can reduce
household bills. These recommendations are easy to understand and set
are out showing an estimated saving through the year.
The overall efficiency is shown on a colour bar chart similar to that used
on white goods (shown below) along with the potential rating if the
recommended measures are implemented.
The Certificate also tells you, on a scale of A-G, about the impact the
home has on the environment. Better-rated homes should have less impact
through carbon dioxide (CO2) emissions.

Home Information Packs
A Home Information Pack contains important information that buyers and
sellers need to know. Home Information Packs including Energy
Performance Certificates were implemented on a phased basis which
started on 1 August 2007.
Since 14 December 2007 every home put on the market, no matter what
size, must have a Home Information Pack.
Providing a Pack upfront should reduce the likelihood of any nasty
surprises in the selling process that could delay the sale, as buyers
will be able to make more informed decisions about purchasing their
home.
What does a Pack contain?
Compulsory Documents:
- Home information Pack Index
- Energy Performance certificate
- Sale Statement
- Standard searches
- Evidence of title
Additional documents are required for leasehold and common hold
properties.
Optional items
Some documents in the Home Information Pack are optional. These include:
- Home Condition Report
- Legal summary
- Home use/contents forms
- Other documents
